How do we conduct a property walkthrough on a rental unit

1. Prepare beforehand: Familiarize yourself with the rental property's details, such as the number of rooms, appliances, and any specific features or areas of concern.

2. Schedule the walkthrough: Coordinate with the tenant to find a mutually convenient time for the inspection.

3. Bring necessary documentation: Make sure to have a copy of the lease agreement, move-in checklist, and any other relevant documents.

4. Inspect the exterior: Start by examining the exterior of the property, including the condition of the landscaping, walkways, and entrance.

5. Check each room: Go through each room individually, examining the walls, ceilings, floors, windows, doors, and light fixtures. Look for any signs of damage or wear and tear.

6. Test appliances and utilities: Ensure that all appliances, plumbing fixtures, electrical outlets, and heating/cooling systems are in working order. Test lights, switches, and faucets.

7. Pay attention to safety features: Check smoke detectors, carbon monoxide detectors, and fire extinguishers to ensure they are functioning correctly.

8. Document any issues: Take notes and photographs of any damages or issues you find during the walkthrough. Be detailed and thorough in your documentation.

9. Address concerns with the tenant: If you identify any problems, discuss them with the tenant and determine a plan for resolution. It is essential to maintain open communication and address any tenant complaints or requests.

10. Complete a move-in/move-out checklist: Have both you and the tenant sign a move-in/move-out checklist to acknowledge the condition of the property at the time of the walkthrough.

Remember to conduct the walkthrough professionally and respectfully, maintaining good rapport with the tenant throughout the process.
